\u5e74\u901a\u81a8\u7387\u9ad8\u9054 6%\uff0c\u5118\u7ba1\u8207 1970-1980s \u5e74\u4ee3\u4e8c\u4f4d\u6578\u7684\u901a\u81a8\u76f8\u6bd4\u5dee\u8ddd\u751a\u9060\uff0c\u537b\u662f\u81ea\u5f9e 1990 href=\"#aioseo-reits\">REITs \u80a1\u5229\u6210\u9577\u7387\u8207\u901a\u81a8\u7387\u6bd4\u8f03<\/a><\/li><li><a href=\"#aioseo-\">\u5c0f\u7d50\u8ad6<\/a><\/li><\/ul><\/div>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" src=\"https:\/\/blog.roboadvisor.com.tw\/wp-content\/uploads\/2022\/03\/109-2.png\" alt=\"\" class=\"wp-image-1860\"\/><\/figure>\n\n\n\n<p>\u5728\u9019\u6a23\u7684\u9ad8\u901a\u81a8\u74b0\u5883\u4e0b\uff0c\u6295\u8cc7\u4eba\u8981\u5982\u4f55\u4fdd\u8b77\u81ea\u5df1\u7684\u6295\u8cc7\uff0c\u6e1b\u5c11\u7372\u5229\u88ab\u4fb5\u8755\u5462\uff1f\u6709\u8a31\u591a\u985e\u578b\u7684\u8cc7\u7522\u80fd\u5920\u8d77\u5230\u5c0d\u6297\u901a\u81a8\u7684\u6548\u679c\uff0c\u5982\u77f3\u6cb9\u3001\u91d1\u5c6c\u3001\u8fb2\u7522\u54c1\u7b49\u539f\u7269\u6599\u6216\u662f\u6642\u4e0b\u6d41\u884c\u7684\u52a0\u5bc6\u8ca8\u5e63\u7b49\uff0c\u800c\u9019\u88e1\u6211\u5011\u5c07\u6703\u4ecb\u7d39\u5176\u4e2d\u4e00\u7a2e\u5c0d\u901a\u81a8\u6548\u679c\u826f\u597d\u7684\u6295\u8cc7\u2014\u4e0d\u52d5\u7522\u6295\u8cc7\u4fe1\u8a17\uff0c\u6216\u662f\u4e00\u822c\u7a31\u70baREITs\u3002<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"aioseo-reits\"><strong>REITs <\/strong><strong>\u662f\u4ec0\u9ebc\uff1f<\/strong><\/h3>\n\n\n\n<p>REITs\uff08Real Estate Investment Trusts\uff09\u300c\u4e0d\u52d5\u7522\u6295\u8cc7\u4fe1\u8a17\u300d\uff0c\u662f\u5c07\u623f\u8cb8\u3001\u8cc7\u7522\u62b5\u62bc\u64d4\u4fdd\u8b49\u5238\u6216\u4e0d\u52d5\u7522\u7b49\u8cc7\u7522\u8b49\u5238\u5316\u5f8c\u7684\u5546\u54c1\uff0c\u900f\u904e\u767c\u884c\u53d7\u76ca\u6191\u8b49\u65b9\u5f0f\u92b7\u552e\u7d66\u6295\u8cc7\u5927\u773e\u3002\u6295\u8cc7\u6a19\u7684\u5341\u5206\u591a\u5143\uff0c\u5982\u623f\u5730\u7522\u3001\u8cfc\u7269\u4e2d\u5fc3\u3001\u5546\u8fa6\u3001\u505c\u8eca\u5834\u3001\u91ab\u9662\u751a\u81f3\u96f2\u7aef\u8a2d\u5099\u8cc7\u6599\u4e2d\u5fc3\u90fd\u662f\u53ef\u80fd\u7684\u6295\u8cc7\u6a19\u7684\u3002<mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-palette-color-2-color\">\u6536\u5165\u4f86\u6e90\u9664\u4e86\u4e0d\u52d5\u7522\u50f9\u683c\u589e\u503c\u4ee5\u5916\uff0c\u4e5f\u4f86\u81ea\u79df\u91d1\u6536\u5165\u7684\u80a1\u5229\u914d\u767c\u3002<\/mark>\u900f\u904e\u5728\u96c6\u4e2d\u5e02\u5834\u639b\u724c\u4ea4\u6613\uff0c\u8b93\u4e00\u822c\u6295\u8cc7\u4eba\u4e5f\u53ef\u4ee5\u8f15\u6613\u53c3\u8207\u623f\u5730\u7522\u6295\u8cc7\u3002\u9019\u4e9b REITs \u516c\u53f8\u64c1\u6709\u4e26\u7ba1\u7406\u591a\u8655\u4e0d\u52d5\u7522\uff0c\u6295\u8cc7\u8005\u53ef\u5f9e\u4e2d\u7372\u5f97\u79df\u91d1\u6536\u5165\u548c\u8cc7\u7522\u589e\u503c\u7684\u5206\u7d05\u3002REITs \u5e02\u5834\u63d0\u4f9b\u4e86\u4e00\u7a2e\u4f4e\u9580\u6abb\u4e14\u6d41\u52d5\u6027\u9ad8\u7684\u6295\u8cc7\u65b9\u5f0f\uff0c\u4f7f\u5f97\u66f4\u591a\u6295\u8cc7\u8005\u80fd\u5920\u53c3\u8207\u4e0d\u52d5\u7522\u5e02\u5834\uff0c\u800c\u7121\u9700\u76f4\u63a5\u8cfc\u8cb7\u548c\u7ba1\u7406\u4e0d\u52d5\u7522\u3002<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"aioseo-reits\"><strong>REITs <\/strong><strong>\u80a1\u5229\u6210\u9577\u7387\u8207\u901a\u81a8\u7387\u6bd4\u8f03<\/strong><\/h3>\n\n\n\n<p>\u4e00\u822c\u5728\u8861\u91cf\u901a\u8ca8\u81a8\u8139\u6642\uff0c\u5e38\u6703\u4f7f\u7528\u7576\u671f\u7684\u6d88\u8cbb\u8005\u7269\u50f9\u6307\u6578\uff08CPI\uff09\u4f86\u7576\u4f5c\u8861\u91cf\u6a19\u6e96\u3002\u800c\u5728<mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-palette-color-2-color\">\u904e\u53bb 20 \u5e74\uff0cREITs\u7684\u80a1\u5229\u6210\u9577\u7387\u7686\u9ad8\u65bc CPI\uff0c\u50c5\u6709\u4e09\u5e74\u4f4e\u65bc CPI\u3002<\/mark>\u5728 2002 \u5e74\uff0c\u96d6\u7136\u6210\u9577\u7387\u4f4e\u65bc CPI\uff0c\u4f46\u662f\u50c5\u6709\u7d04 0.5% \u7684\u843d\u5dee\uff1b2009 \u5e74\u662f\u6b21\u8cb8\u98a8\u66b4\u7684\u5f8c\u907a\u75c7\uff0c\u623f\u5e02\u5d29\u76e4\u5c0e\u81f4\u5831\u916c\u7387\u5927\u6e1b\uff1b2020 \u5e74\u5247\u4e3b\u8981\u662f\u53d7\u5230\u65b0\u51a0\u80ba\u708e\u75ab\u60c5\u5f71\u97ff\u5c0e\u81f4\u914d\u606f\u7387\u4e0b\u964d\u3002\u5176\u4ed6\u5e74\u4efd\uff0c\u5c24\u5176\u662f\u8fd1\u5341\u5e74\uff0c\u5247\u662f\u5e7e\u4e4e\u90fd\u5927\u5927\u9ad8\u65bc CPI\u3002\u4ee5\u8fd1\u4e8c\u5341\u5e74\u7684\u5e74\u5316\u5831\u916c\u7387\u4f86\u770b\uff0cREITs \u5e74\u5316\u80a1\u5229\u6210\u9577\u7387\u9ad8\u9054 8.4%\uff0c\u76f8\u8f03\u4e4b\u4e0b CPI \u5e74\u5316\u6210\u9577\u7387\u50c5 2%\uff0c\u56e0\u6b64\uff0cREITs \u7684\u80a1\u5229\u6210\u9577\u6bd4\u8d77\u901a\u81a8\u7387\u80fd\u5920\u5e36\u4f86\u66f4\u9ad8\u7684\u6536\u5165\u80fd\u529b\u3002<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img class=\"wp-image-1861\"\/><\/figure>\n\n\n\n<p>\u6b64\u5916\uff0c\u89c0\u5bdf\u5bcc\u6642 Nareit \u623f\u7522\u6307\u6578\u81ea\u6210\u7acb\u4ee5\u4f86\u7684\u8868\u73fe\uff0c\u53ef\u4ee5\u767c\u73fe 2021 \u5e74\u662f\u6b77\u53f2\u4e0a\u5831\u916c\u7b2c\u4e8c\u9ad8\u7684\u5e74\u4efd\uff0c\u5831\u916c\u9ad8\u9054 41.3%\uff0c\u986f\u793a<mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-palette-color-2-color\">\u5118\u7ba1\u901a\u81a8\u58d3\u529b\u5de8\u5927\uff0cREITs \u4ecd\u6709\u5f88\u597d\u7684\u8868\u73fe<\/mark>\u3002<\/p>\n\n\n\n<p>\u2705Nareit \u623f\u7522\u6307\u6578\u662f\u7531\u5168\u570b\u4e0d\u52d5\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\u5354\u6703\uff08Nareit\uff09\u7de8\u5236\uff0c\u7528\u65bc\u8861\u91cf REITs \u5728\u7f8e\u570b\u5e02\u5834\u7684\u8868\u73fe\u3002\u9019\u4e9b\u6307\u6578\u6db5\u84cb\u5404\u985e\u4e0d\u52d5\u7522\uff0c\u5305\u62ec\u4f4f\u5b85\u3001\u5546\u696d\u3001\u5de5\u696d\u548c\u8fa6\u516c\u6a13\u7b49\uff0c\u5e6b\u52a9\u6295\u8cc7\u8005\u8a55\u4f30 REITs \u7684\u6574\u9ad4\u5e02\u5834\u72c0\u6cc1\u548c\u500b\u5225\u985e\u5225\u7684\u8868\u73fe\u3002\u900f\u904e Nareit \u623f\u7522\u6307\u6578\uff0c\u6295\u8cc7\u8005\u53ef\u4ee5\u66f4\u597d\u5730\u4e86\u89e3 REITs \u5e02\u5834\u52d5\u5411\uff0c\u505a\u51fa\u66f4\u660e\u667a\u7684\u6295\u8cc7\u6c7a\u7b56\u3002<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" \u5e74\u4ee3\u7684\u6c34\u6e96\uff0c\u7576\u6642\u56e0\u70ba\u8d8a\u6230\u548c\u77f3\u6cb9\u5371\u6a5f\u7b49\u554f\u984c\u5c0e\u81f4\u7f8e\u570b\u7269\u50f9\u98c6\u5347\uff0c\u4f46\u662f\u901a\u81a8\u98a8\u96aa\u4ecd\u7136\u4e0d\u53ef\u5ffd\u8996\u3002\u5f9e 1990 \u4ee5\u4f86\uff0c\u901a\u81a8\u7387\u5c31\u9bae\u5c11\u8d85\u904e 3%\uff0c\u4e5f\u96e3\u602a\u73fe\u4eca\u806f\u6e96\u6703\u8207\u6295\u8cc7\u4eba\u90fd\u5c0d\u98c6\u5347\u7684\u901a\u81a8\u53ef\u80fd\u5e36\u4f86\u7684\u5f71\u97ff\u5341\u5206\u754f\u61fc\u3002\u800c\u5982\u540c\u524d\u9762\u6240\u63d0\u5230\u7684\uff0c<mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-palette-color-2-color\">REITs \u6709\u8457\u50f9\u683c\u8207\u914d\u606f\u7684\u96d9\u91cd\u6210\u9577\u4f86\u6e90\uff0c\u56e0\u6b64\u80fd\u5920\u5e36\u4f86\u6bd4\u8d77\u901a\u81a8\u7387\u66f4\u512a\u79c0\u7684\u6210\u9577\u3002<\/mark>\u4e0b\u5468\u7684\u6587\u7ae0\uff0c\u6211\u5011\u5c07\u6703\u6bd4\u8f03
